Housewarming Gifts   [Report Abuse]

Posted by: luxproperty
Moving into a new house is an occasion of joy and celebration. It is usually accompanied by some sort of party, and the exchanging of gifts is considered a social norm. Here are some ideas of gifts that you can purchase to christen that new home, so to speak.
1) Potted PlantImage By: shishberg
If you want to give the new homeowners a gift that will be both useful and aesthetically pleasing, then you can't go wrong with a potted plant. It symbolises new life, and can give that extra “zest” to whatever room they end up in.
2) A Coffee Machine
Any kitchen appliance will do the trick, really. But the coffee machine has a certain type of appeal. After all, if the homeowners are just starting off, then a coffee machine will be the ideal addition to their kitchen ensemble, as well as helping to get them up in the morning.
3) Food
There's something about a gift of food that completes the moving-in process. This option will make the homeowner's first day in their new house a little less stressful, and that's a gift worth giving.
4) A Recreational Product
After all the unpacking and organizing process, the homeowners will likely want to kick back at the end of the day. A nice bottle of wine or a bottle of soap bubbles will do wonders in this department.
5) A Painting
There is really no decorating product better than a painting. The absolute versatility of the thing makes it one of the best gifts you can impart at a housewarming event. Just make sure that you know the colour of the house, so the painting will match.
6) A Doormat
When moving into a house, many people want to decorate it in a way that makes the statement, “This is my house!” to some degree. What better way to do that than with a customised doormat?

Education in Spain   [Report Abuse]

Posted by: luxproperty
Spain is known for its warm climate as well as its land market, which is extremely beneficial to buyers. Land prices in Spain have seen a huge drop in recent years, and prices are steadily getting better as more and more people are deciding to invest in Spanish land. If you are one of these people, you should think about the other factors involved in living in Spain, foremost of these is the Spanish education system.
If you have a family or plan to have a family, then education is an important factor. The Spanish education system has received criticisms in the past, and you need to know what you’re getting into. For one thing, unless your family either speaks Spanish or is willing to learn, then getting a proper education in Spain is going to be much, much harder.
As well as the language factor, which we hope most people will have considered before moving to Spain, the Spanish education system is actually relatively good. Compared to many other countries, it is of a particularly high quality. Spain provides free compulsory education for children, from 6 to 16.
Spain also has good options for those planning to go to University, with quite a few reputable establishments. The University of Barcelona is one of the principal centres of education, as is the Technical University of Madrid and the University of Seville. There are many great universities in the country, and people actually travel from all over the world to get a degree in some of these places.
Overall, Spain can be an ideal place for children and young people to receive their education if they speak the language and enjoy the country. Spain is wonderful for many reasons, and their education system is just another one of these.

Estate Agent Tips   [Report Abuse]

Posted by: luxproperty
So you’ve decided to get a new home? Whether you want that home to be luxurious, modest, rented, or a project, you’re probably going to need the help of an estate agent to find the right place. A good estate agent can be invaluable to prospective property owners, but a bad one can just be a hindrance and often a drain for your wallet.
So how do you choose an estate agent? There are tips you can follow, as well as factors you can take as signs to judge whether or not an agent is right for you. Some of these are listed below.
For one thing, you want your estate agent to be professional. That means on time, on the job, and always trustworthy. You don’t want to have them show up an hour later than the agreed time just because they forgot the keys. You also don’t want any unnecessary delays or excuses. If your estate agent is showing signs like this, then it’s certainly time to look elsewhere.
Next, your estate agent needs to find you what you want. It’s their job. They shouldn’t be showing you houses that you have no interest in or which don’t fit your criteria. If this is happening, you should take the hint that the estate agent is wasting your time and you should begin searching for another estate agent, otherwise it can be a waste of your time and your money.
Finally, you have to be able to afford your estate agent. Sometimes in a case like this, it’s just a matter getting what you pay for, and if you want quality, then you have to pay for it. However, some agents overcharge because they think they can, and you need to watch out. Getting a house is a huge thing where you are potentially spending all of your life-savings or inheritance. For these reasons, you want to be sure that you have the right help for it.

Buying Spanish Property   [Report Abuse]

Posted by: luxproperty
One misconception that a lot of people in the world have today is that the cost of living in Europe is much higher than in most other places. Taking Europe as a whole, this might be true, but there are many different parts of Europe where the prices vary. You won’t find the same prices in France as you will in Lithuania, and the urban areas cost more than the rural areas. If you are looking to start a home or invest in property in Europe, then there is almost no better country to look at than Spain.
Spain is an extremely popular vacation destination and a famous place to visit and therefore finding cheap property isn’t magically easy. However, you can find good prices on property in Spain if you know where to look. You can find property to either rent or buy for extremely good prices by following a few tips.
The first thing to do is to always check thoroughly online. Do your research completely through, and leave no stone unturned. The problem with buying property in Spain these days is that although the market is good, the laws and regulations are a bit irregular, and you have to be careful. Take a good long look into any property that is well priced before you even consider buying it.
You definitely want to make use of two services when buying property in Spain: an estate agent, and a lawyer. The estate agent will help you find the property, and the lawyer will assist you in checking it out, and then finalise the buying process.
Spain is a wonderful country, and due to its pleasant climate and good pricing, many people are finding it to be a good place for investing in property. If you want to buy property in Europe, there’s almost no better place to go.

Boost Home Value   [Report Abuse]

Posted by: luxproperty
With the housing markets dropping, it is become a serious concern for many that their homes do not lose value. Houses only truly lose their value when they fall into disrepair or start to become ugly and dangerous. If you want your house to stay valuable, you have to do things to boost this. Here are some failsafe ways to boost the value of your home.
First of all, the floor is a great place to look. If you have dirty carpeted floors, then you probably need some help. You can boost the value by a large percentage by taking the simple step of installing hardwood floors. Wood looks nicer and stays cleaner than any carpet in the world, and people love wood floors for their aesthetic value. You should also take a look into your bathrooms, kitchen, or laundry rooms to see if they need tiling or retiling.
Next, look for energy saving methods that will appeal to buyers. If you don’t have ceiling fans, you should seriously consider installing them. They provide prospective owners with the assurance that energy bills won’t be quite as high. Also look into your power outlets and change your light bulbs for more energy effective ones.
Try to modernise or stylise your house in a way that will be more attractive to the typical buyer. Add a nice colour-scheme or change fixtures and furniture for things that look more pleasing to the eyes. Fix cracks in the walls before they become uglier or bigger, and you could save yourself hundreds of pounds in value.
A valuable house is a prize worth having, and all it takes is a few touch-ups to completely boost your home’s appeal and worth. It is also always worth remembering the age-old classic of baking some bread and brewing coffee so your home smells good. A good scent gives off a great first impression

Getting a Smart House   [Report Abuse]

Posted by: luxproperty
Have you ever wished that you didn’t have to do any housework? After all, keeping up with so many different areas and tasks is a lot of work, and indeed a full time job in most cases. You may have to keep up with the laundry, vacuum the floors, and even cook a meal. Or maybe you wish that you didn’t have to go to the trouble of setting up an audio system for an event or special dinner. This can produce a lot of anxiety and stress that is many times hard to deal with. So what should you do? Well, there may soon an excellent solution to that problem, and it is called a “smart home”. But what on Earth does that even mean?
A smart house, sometimes referred to as a digital house, is a house that has many of its functions and parts automated and hooked up to a centralized data processor or computer. This may sound like a hyperbole or like a science fiction story, but rest assured: the reality is that this principle exists and is being developed. At the moment, the developers have started with the small steps, like wiring all the devices of one home into a central server, or constructing a remote control that accesses all the electronic appliances. Now, while this is an extremely convenient little device, it isn’t quite as advanced as it will be in the future.
Some of the devices that researchers are working on now are truly astounding. One of them is a completely autonomous laundry system. In your laundry room, there will be a washing machine that, with a simple click of a button on a remote, will start an entire pre-programmed cycle to wash your clothes. With the click of another button, the machine will transfer the clothes over to the dryer. Though these systems are not actualised yet, they are in development.

10 Tips to Buy Green   [Report Abuse]

Posted by: luxproperty
With the environment in the shape it is, it’s important we all start doing our part to help and make things better. There are already many ways we may do so by saving water, separating our rubbish into separate bins, etcetera and something else you can do to help is to buy green.
One benefit to having a green home is lower utility and water bills. You also have healthier indoor air quality. Some indoor materials - like bamboo - are easier to clean. In some places you may even receive tax benefits.
Here are some tips to help you buy green:
• Use bamboo flooring in your house. It renews itself every 3 to 5 years.
• Salvaged lumber can be used to build walls or in roof construction, this helps decrease deforestation.
• Run your house on solar energy.
• Install insulated and large windows that allow more natural lighting. The insulation protects you from the sun’s rays.
• Buy a smaller house. You use less energy in a smaller house, to heat and light it, and the more money you will save when your utility bill comes around.
• Another thing that helps is location. Choose your location wisely so you spend less time in the car and perhaps more time on the bicycle.
• A great natural climate controller is the tree. So if possible, buy a house that has foliage on the property.
• How about a garden? Where you can plant and grow your own organic vegetables.
• Use ceiling fans in summer and winter. If you reverse the direction of the blades, you will have warm air, thus heating the room.
• Ensure that your faucets and plumbing system are leak free. Leaks can cause up to more than 10 gallons of wasted water every week.
Live green, live clean, live happily!

Looking for Cheap?   [Report Abuse]

Posted by: luxproperty
It may be hard to believe, but in America there is a $99 house on the market. “Impossible!” you say, but you'd be surprised.
Jay Shafer is founder of The Tumbleweed Tiny House Company and that name says it all.
The houses aren't very big –the smallest size is 65 square feet- but they have what Jay considers, all the necessary installations. They are made to be built by the owner or if you'd like to pay a larger number -for example: $38,997-to buy one already made, they're available as well.
The Tiny houses include a bathroom, kitchen, sleeping area and hey, what else do you really need? In Jay Shaffer's opinion, these houses have all the basic necessities needed in a home.
Starting at a 99 dollar bargain for the plans, the house is perfect for basically anything you'd want to use it for. In most states in the USA a planning permission isn't required if the building is less than 120 square feet.
Tumbleweed boasts another benefit to owning these houses, and that is they are eco-friendly. And who doesn't want to help the environment? Using solar power is encouraged by the Tumbleweed Company and they offer a book for it as well.
The houses are built with plumbing to be connected to public sewer and water and are wired for electricity, but the owner is responsible to decide what source of electricity they would like to use.
Some may argue that there are issues with living and buying a house that small, but Jay Schaffer believes it's a good idea for someone looking to save money and time.
If you find yourself with too little time or too little cash to put into cleaning or maintaining a large home, then a Tumbleweed box house is just perfect for you.

Were the Predictions True?   [Report Abuse]

Posted by: luxproperty
This time the experts were right. At the beginning of 2011, experts such as The Royal Institution of Chartered Surveyors, HomeTrack and others predicted that prices would fall at least 2 % and then rise at the end of the year. A number of reasons were given for why this drop would happen and concerns were based on a few key points such as these:
• Job cuts in the public sector, reducing demand
• Problems with the Euro and the economy affecting UK banks
• Low level of people moving houses due to debt or low income
• Fears of a continued drop in property prices in coming years
• Home sellers accepting lower offers
Now as we near the end of the year, these predictions seem to be true. September seemed to promise a rise in prices, but it was short lived as it has been reported that there was a 36 percent fall in house prices during the month of October, down 25 percent more than in September. There did seem to be a rise in the months of March and April with demand from potential buyers improving, but problems with mortgage finance held people back. Problems may stem because mortgage lending to potential buyers is being affected by over-cautious lenders.
Does it seem as if prices will rise in these months? According to surveyors and experts, it's likely they will remain the same. Martin Ellis, economist at Halifax states that “Both prices and activity levels are expected to remain close to current levels over the coming few months.”
Simon Rubinsohn, leader at The Royal Institution of Chartered Surveyors says that their “headline forecast remains unchanged” and that in fact prices could be lower (2%) in the last part of 2011 than they were in 2010 (the same months).
